Railyard Flats

Mixed-Use Development | Sioux Falls, SD

The Railyard in Downtown Sioux Falls is an approximately 10-acre redevelopment site, formerly a switching yard operated by the BNSF Railway and predecessor railroads.  Recent years have seen the area transformed into a high-quality urban district, centered around Railyard Flats, a mixed-use building that is the first modern mass timber project in South Dakota.

Railyard Flats features 3-stories of loft apartments with an underground parking garage, and ties into another 2-stories of offices, restaurants, and retail space. It also offers both residents and workers creative outdoor spaces to relax, collaborate, and enjoy the rapidly growing area. The building received a Merit Award in Architecture from AIA South Dakota in 2024.
